The Lagos State Building Control Agency (LASBCA) has demolished a six-storey residential building in the upscale Parkview Estate area of Ikoyi after identifying severe structural defects that posed a risk of collapse.
The building, located at No. 10 Olufemi Pedro Street, was pulled down following inspections that revealed significant structural distress, including foundation failure, sinking, and other signs of instability.
In a statement issued on Tuesday and shared by the Senior Special Assistant to the Governor on New Media, Jubril Gawat, LASBCA said the property was flagged during a routine monitoring exercise conducted within the Ikoyi-Obalende District.
According to the agency, officials discovered multiple structural failures during the inspection, prompting further assessment of the building’s condition.
The evaluation revealed extensive damage, including visible signs of sinking and foundation-related defects that threatened the integrity of the structure.
LASBCA also reported evidence of differential settlement, an indication that sections of the foundation had shifted unevenly, causing instability within the building.
The agency stated that all legal and regulatory procedures were followed before the demolition exercise was carried out.
It explained that the property was served with statutory enforcement notices, including a Contravention Notice for Distressed Structure, a Seal-Up Notice, and a Demolition Notice in line with existing laws governing building safety in the state.
The building had earlier been sealed by the agency’s enforcement team, while site inspections, photographic documentation, and other compliance procedures were completed before the final decision to demolish the structure.
LASBCA further disclosed that the owner or developer failed to respond to the notices issued on the property despite repeated enforcement actions.
Commenting on the development, the General Manager of LASBCA, Mrs. Gbaye Florence, said the demolition became unavoidable because of the extent of structural damage observed in the building.
She noted that the intervention was necessary to avert a possible collapse that could have endangered lives and caused damage to neighbouring properties.
The agency reiterated its commitment to ensuring public safety through strict enforcement of building regulations across Lagos State.
It also urged property owners and developers to obtain necessary approvals, comply with construction standards, and promptly address structural concerns to prevent avoidable disasters.
LASBCA assured residents that it would continue monitoring buildings throughout the state as part of efforts to prevent structural failures and safeguard lives and property.
